Privacy Policy

Present contractual General Conditions are intended to establish the terms and conditions to rule service provided by the company Maria Marques Moreira, Lda., Manor House Tourism located on Campo de São Francisco, nr. 15-17, 9500-153 -Ponta Delgada, Azores, registered at Ponta Delgada Commercial Registry Office, with VAT number 513 479 945.
  1. Present General Conditions rule the terms in which the services are offered to clients. Any particular condition of a specific service prevail over these Terms and yet, over both conditions, will prevail other specifically set out in writing by Maria Marques Moreira, Lda. and the client. By purchasing a service the client accepts all the terms and conditions established.
  2. Payment terms may vary according to the service provided. In the absence of specific conditions, general conditions shall apply under which client must pay 30% of the total price of accommodation at time of booking and the remainder at check-in.
    1. If the reservation is made less than 15 days before check-in, the total price will be paid at time of booking.
    2. A reservation may be canceled by Maria Marques Moreira, Lda. if payment is not made by the client under the above conditions.
  3. Cancellation of a confirmed booking up to 7 days from the day of arrival implies the retention of 30% of booking value to cover administration costs. The remainder will be refunded to the client.
    1. If cancellation is communicated with less than 7 days from the start of the service, there is no place for reimbursement. Furthermore the client is not entitled to any refund for unused services during the stay.
    2. If cancellation is communicated within 15 days of booking time (that period should be longer than 15 days before the day of arrival), it will be fully refunded, after deducting any transaction costs supported by Maria Marques Moreira, Lda.
  4. VAT is included in accommodation prices.
  5. Whenever there are compelling reasons, the accommodation can be replaced by another of equal or higher category, subject to written agreement with the client and no increase in the price.
  6. If unforeseen circumstances compel Maria Marques Moreira, Lda. to cancel a reservation, not being the client in breach of their duties, or in case the client does not accept a reservation change according to paragraph 5, client will be entitled to full reimbursement of the amount paid.
  7. A child up to 3 years old is free of charge, when staying in the same room of adults. Client must always inform Maria Marques Moreira, Lda. of the child at time of booking. The acceptance of the reservation may be conditioned to the number of cots and / or extra beds available, as well as the space available in the accommodation unit.
    1. The client is fully responsible for informing the exact number of people (adults and children) who will occupy the room. In case of showing up more people, the stay may be refused with no reimbursement.
  8. Check-in is at 2 pm. Check-out is at 11am. Exceptions may be permitted, provided they have no effect on other reservations and / or on the cleaning work of the accommodation unit.
  9. Meals — Maria Marques Moreira, Lda. offers BB accommodation, but does not provide meals.
  10. Client is obliged to indemnify Maria Marques Moreira, Lda. for any damage caused to the accommodation unit and / or respective support facilities as well as all damages arising from breach of the duties set out in these terms and conditions, including attorneys' fees and court costs.
  11. Client can pay services through Visa, Mastercard and American Express, bank transfer and PayPal.
  12. Maria Marques Moreira, Lda. reserves the right to change these Terms and Conditions any time.
  13. For resolution of all disputes resulting from this contract, including those related to its interpretation, execution, compliance, invalidity, resolution or reduction, whenever it has not been possible to reach a friendly solution, Ponta Delgada’s jurisdiction will be applied, with express waiver of any other.
